New demolition projects prepared in Baku, compensation amounts named

In the framework of reconstruction and urban development projects being implemented in Baku, demolition and improvement works are planned in a number of districts of the capital.

As 1news.az reports citing Baku.ws, the process is being carried out in accordance with the General Plan for the Development of Baku until 2040.

Chairman of the Society of Appraisers of Azerbaijan Vüqar Oruc said that at the first stage, the issue of demolishing the building materials market and nearby commercial facilities at the intersection of Heydar Aliyev and Ziya Bunyatov avenues is being considered.

According to him, projects to renew the old housing stock are also being considered in the Yasamal, Narimanov, Nasimi, Khatai, Sabunchu, Surakhani and Binagadi districts. Reconstruction works have already begun in certain areas toward the Bail settlement, in the area of the expansion of Central Park, and next to Tezepir Mosque. Improvement and infrastructure development projects are also planned on Zargarpalan street and adjacent areas.

One of the projects in the city center will be the expansion of Winter Park and its connection to Nizami street. The project envisages the creation of new pedestrian crossings and public spaces.

In addition, infrastructure works are planned to create a tram line on Jahun Hajibeyli street in the area of Clinical Medical Center No. 1, better known to residents as “Semashko.”

Speaking about compensation, Vüqar Oruc noted that while 1500 manats per square meter was previously paid in some areas, the compensation amount for a number of current projects has increased to 2700 manats per square meter.

At the same time, he stressed that a more fair approach would be to conduct an individual appraisal of each property.

“The amount of compensation should allow citizens to purchase new housing in areas close to their previous place of residence. This will help avoid population outflow from the central parts of the city and preserve socio-economic balance,” he noted.
